Patrick B. King & Associates will assist your adjuster in determining the cause and origin of a loss, even the "mysterious" ones. With our background and experience we can easily determine if an item claimed as damaged in a loss, has actually been compromised due to the incident, i.e., flooding, fire/smoke, moving damage, etc., or if the true culprit is simply wear and tear resulting from use and age. We can determine the difference between pre-existing damage and incident related problems in a wide range of properties, from the carpeting on the floor to the art on the walls, as well as the walls themselves! We utilize our experience coupled with our scientific testing capabilities to arrive at accurate and fair conclusions.

After a small fire in her home, an insured claimed that her marble floor had to be removed and replaced. She stated that the marble was contaminated with soot, and the grout had changed color from white to black. The insurance company requested that this firm inspect the floor. Based on an area of flooring designated by the insured, this firm examined the tile surface using a 30 power illuminator magnifying piece, we observed that the sealer remained intact. We performed several different procedures in an effort to remove any "soot". Every test performed came back "clean"; i.e. no contamination. We then removed a fragment of grout for additional testing. Based on this firm’s 25 years of experience and the results of the tests performed on-site as well as our visual examination of the marble, it was our opinion the tile surfaces and grout were NOT contaminated by hydrocarbons (soot). In our efforts to be completely accurate, we submitted the grout fragment for analysis. The results clearly indicated the sample submitted did NOT contain soot particles, the grout had simply oxidized over the years of heavy foot traffic. Bottom line, the floor was not replaced at the expense of the insurance company.

In another example an insurance company requested that we inspect various wood furnishings claimed as damaged by a flooded basement. Our physical inspection of the furniture revealed old, oxidized scratches, missing drawer pulls, and various nicks. What we did not find on any of the wood furniture were tide lines, or swollen joints, or blooms in the finishes. Our report to the insurance company stated these facts with our conclusion that water does not scratch furniture, remove drawer pulls or create nicks. The furniture was in its current state solely due to use and age, therefore the insurance company was not liable for the damage. Based on our conclusion the insurance company rightfully refused the claim.
